Status: Under construction

Centrum Business Square, Wagle Estate

Location: Plot D1, Road No. 16, near Lotus IT Park
Unit sizes: Boutique offices from about 500 to 1,560 sq ft carpet, with larger floor plates listed for corporate buyers
Starting price: Listings quote roughly ₹75 lakh to ₹85 lakh for the smallest units
Status: Under construction, with possession listed as June 2027

Sugee Thane West, Cadbury Junction
Developer: Sugee Group
Location: Cadbury Junction, opposite Korum Mall. This is not inside Wagle Estate
Building: A tower of about 45 floors, with offices and some retail
Unit sizes: Marketing pages list offices from about 800 sq ft carpet, and sources disagree on the upper range
Status: New launch. Marketing pages give different possession years, so get the RERA-registered date
The largest and most premium of the five, and a different micro-market from Wagle Estate, closer to the Eastern Express Highway junction and Korum Mall. See the project page.
How to Choose Between Them
If you want the smallest unit: Bansal Square lists carpet areas from about 169 sq ft.
If you want a mid-size boutique office: Centrum Business Square lists about 500 to 1,560 sq ft.
If you want possession soonest: Ask Bansal Square whether it is ready, and Centrum about its June 2027 date. Meghna One, Signature Square and Sugee are further out or unconfirmed.
If you want large floor plates: Sugee lists the biggest offices, though you should confirm the sizes.
If retail matters: Meghna One lists high-street shops and restaurant spaces, and Sugee lists some retail.
